How Much Does It Cost to Rent a Condo in Bangkok in 2026?

By Pattamaporn Sukdiphung

One of the first questions every expat asks me: "How much should I budget for rent in Bangkok?"

The honest answer is that Bangkok has huge range — you can rent a modern 1-bedroom condo next to a BTS station for 15,000 THB per month, or a luxury 2-bedroom with a view for 50,000+. The good news is that even the "expensive" areas cost a fraction of what you'd pay in Singapore, Hong Kong, or most Western capitals.

Here's a real breakdown based on the actual listings on our site right now — with real examples and real prices, not estimates.

Quick Answer: Average Bangkok Rent in 2026

Property type Typical monthly rent (THB) Studio / 1-bed condo, near BTS 15,000 – 30,000 2-bed condo, Sukhumvit / On Nut area 20,000 – 45,000 2-bed condo, Thonglor (premium) 45,000 – 60,000 House / townhome, 2–3 bedrooms 39,000 – 65,000

These are real asking prices for current listings, not statistics. Bangkok rent depends mostly on three things: location (distance to the BTS/MRT), size, and the age of the building.

What You Get for Your Money: Real Examples

Budget-friendly: 15,000 – 25,000 THB/month

You can absolutely find clean, modern condos on the BTS line at this level:

Tip: the "second BTS stations" like On Nut, Phra Khanong and Bang Chak offer noticeably better prices than Asok or Phrom Phong — often 30–40% less for more square meters, and only 10–15 minutes further out.

Mid-range: 25,000 – 45,000 THB/month

Premium: 45,000 THB+/month

  • M Thonglor 10 High-Rise — 50,000 THB/month, 2 bedrooms, 58 sqm on the 19th floor, pet-friendly, shuttle to BTS Ekkamai. Thonglor is Bangkok's trendiest (and priciest) expat neighborhood.
  • Luxury 4-Storey Townhome, Phatthanakan — 39,000 THB/month, 200 sqm of space. If you want room for a family or a home office, houses give dramatically more space per baht.

How Location Changes the Price

Area Vibe Typical 1-bed rent Asok / Phrom Phong Central, walkable, expat hub 30,000+ Thonglor / Ekkamai Trendy, restaurants, nightlife 45,000+ On Nut / Bang Chak Young expats, great value 15,000 – 25,000 Sathorn Business district, quieter 25,000 – 40,000 Ari Local feel, cafes, hip 20,000 – 35,000

The rule of thumb: every BTS stop from the city center saves you money. A condo one station further out is often 5,000–10,000 THB cheaper per month for the same size.

The Extra Costs to Budget For

Rent is only part of your monthly budget. When you sign a lease in Thailand, plan for:

  • Security deposit: usually 2 months' rent
  • Advance rent: usually 1 month (so you'll pay roughly 3 months up front)
  • Utilities: electricity runs 3–4 THB per unit (air con is the big cost — budget 1,500–3,000 THB/month in hot season), water ~100–300 THB, internet 400–800 THB
  • Common fees: normally paid by the owner, but confirm
  • Agency fee: typically half a month to one month, usually paid by the landlord for rentals

Money-Saving Tips from Someone Who Rents These Daily

  1. Negotiate on 12-month contracts — owners rarely move on price for 6-month leases, but a full year gives room to ask for a discount
  2. Look at newly-completed buildings — early tenants often get promotional prices
  3. Consider houses for families — per square meter, townhomes like our Phatthanakan listing cost less than half of a Thonglor condo
  4. Visit in person before signing — photos lie about size and light; I always walk clients through a unit before they commit
